about to enter the hardest 9 months of my life any advice?

ok am 18 years old and i GET my high school diploma on july

am going to this trade school for welding it cost me 15.000 effing bucks but its all paid for with the money i been saving from working at KFC plus some F.aid

unfortunately the trade school starts on july like one week after i get my diploma also its for 9 months but the thing is that now am broke seens i had to put up 15.000 bucks

well now i need to move out my moms house B/C sadly shes dieing and wants to move back to the hispaniola island

shes the only family i have and some friends lately i been looking for a cheap studio that i can spend the next hard 9 months in if i can just get pass these 9 months ill be on my way b/c welders make alot of money in new jersey

but i cant seem to fine a job that would pay for the studio i no longer have the job at KFC and i did the math even if i did it would still not be enough to pay for it

the trade school is from 8am to 2pm if i could just find a job from 4 to 12 i can make it

i could share the room with some friends but that would put me in danger b/c if he/they choose not to pay rent during the 9 months ill be tossed to the curve OUCH!!

so am trying to avoid rooming it out with somebody b/c at this time i only trust myself to hold on to the apartment i dont wanna depend on somebody

and NO i cant get the 15k back its already been paid for i didnt know this was gonna happen

any advice???? i need a job that is both gonna pay my rent and leave me with food by july,1 or am died :(

We are ready to move, but can’t sell… Should we foreclose?

We bought our Townhome in Rhode Island in 2005 for 184,900 for 100% financing from the bank.

The bank that held our loan is no longer in existance as a lender, but they are just collecting on the past loans they hold.

Two of the 5 townhomes in our unit have already been foreclosed on.
We have been hanging in there, but have huge bills, student loans, etc.
We have always paid the mortgage on time and are just getting by with paying the mortgage on the one unemployment check my husband gets, since we have both been out of work since last November.

We have been wanting to move back to upstate, NY where we are originally from, to be closer to family. Its very unfortunate for us though, because we can not even sell this property. Our original lender is not willing to do anything for us, and have actually suggested that since we have more debt to income, they wouldn’t doubt that we probably should consider Foreclosure…. What’s up with that???
I mean the woman I talked to actually told me that I’d probably have 4 months to save up some money before the bank would issue evacuation… like what??? this is crazy…
Why are the banks not coming up with different plans and helping people AVOID FORECLOSURE!

We have never been individuals to walk out on our problems but this ecomonic situation is getting ridiculous. I feel stressed out everyday, and to hear that the unit on the end just listed for $94,000
makes me sick to my stomach.

So….in our situation….should we foreclose? and stop throwing money out the window, pay down our credit cards & increasing student loan deliquincies? and move back to NY and just rent a $600-$800 a month apartment to get back on our feet?
We contacted a lawyer, he said their isn’t anything that lawyers can do in this case. They can’t place blame on any one person or hold specific people accountable. So unfortunately we get papers to rent it, or get paperwork started for foreclosure and bankruptcy.

Starting a lawysuit against the Mortgage broker, loan officer etc… would be all bad, being that we got the loan through a friend of my husbands (who by the way doesn’t work for as a loan officer anymore… for obvious reasons….
not to mention he was tied in to some pretty shady “mob” types that I wouldn’t want to go pissing off. I mean the loan we got from the mortgage generator must have had connections to shady banks, and they are connected and owner by a laywer…. All BAD!

Is it normal or shady for a landlord to ask for deposit in cash?

My new landlady owns the house and lives in it and rents the other three bedrooms out. I just moved in yesterday with the understanding that I pay 1/2 month rent for November, (which I have done) and in a week when I have the money I will pay the deposit, which she says she wants in cash. (One month worth of rent.) She has rented those rooms out for a while now, and I googled her and haven’t seen anything bad about her rental history and such.

I have no problem paying the deposit. I am just very cautious because in the past I got screwed by a landlady who kept my entire $800 deposit even though the apartment was clean and in the same shape it was in when I moved in. (A long story involving a much younger, trusting and naive me, a pair of obnoxious roommates, an apartment in the Virgin Islands, and a dishonest and spiteful landlady, and me not knowing how to take action about it.)

I also can see my new landlady’s perspective, in wanting to be sure she’s not screwed out of the deposit. But cash seems so… well it leaves me vulnerable if she’s dishonest.

Would a money order be acceptable and keep me safer? What other options could I look at? Would she have any reason to not accept a money order from me?

Is this legal? (renting conditions)?

Ok, so I am in a really hard situation with my new neighbors. I live in the San Francisco bayarea with my husband. We are moving to an apartment owned by his mother at the end of the month.

Now, where we are moving to is a apartment that we lived in about 5 yrs ago. Long story short the neighbor hood just couldn’t stand us. We were in our teens and really loved to party. The neighbors threatened a law suit if we did not move. We were basically voted off the island. We moved out as soon as the word (law suit came up) We did not want his mother responsible for any of our wrong doings.

Okay, so now five years later the apartment is open and my husband, and myself are leaving our home and renting this same appartment. This was an offer brought up by his mother, so she will still recieve rent money since the old tendents are leaving. My husband also has a new job starting in July also in this neighborhood so it made perfect sence to move there.

This is where the situation gets scary. We have already packed up our stuff and are ready to move in.
The neighbors have found out that we are moving in and there was a so called (town meeting) to discuss us moving in.
They are threatning to once again get an atorney to prevent us from moving in.

So my question is what really can the legally do. Can a neighborhood really prevent us from moving in a family owned building.
I understand that the first time we lived in the appartment we were not on out best behavior, but come on…We are grown and deffintley not the same we once were. How can I find out our rights, if we have any?

My sister is moving to NYC soon. I live in CT and all of my friends in NY live in Manhattan. She’s got a list of names of places to look for apartments and I am concerned that she’ll live in a bad area just to save a little on rent. Community college or University is NYC?

so i need some advice. i have less then two years to make my decision on the college i’ll be wanting to attend to next year. My choices are among the CUNY colleges and universities. I would go in as a out of state student. i have no family there so i would have to either live on campus or find a roomate and pay rent. Which do you think would be a better choice on saving money to go to a community college and live in a apartment or go to one of the universitys with housing and pay the housing cost. For the 4 year university tuition and fees is 12000 and for community college 4000. also if i do decide with the off campus where should i live. is long island a good choice i would like to live near the beach since it’ll make me feel more at home. any ideas would be great.

Help for roaches in CLEAN home?

Please help. I just moved into a new first floor of a home 3 months ago (in Long Island, NY). I am a VERY CLEAN PERSON. My house is always kept immaculate, I don’t leave dirty dishes in the sink or food or garbage out. I sweep and mop on a daily basis and take pride in keeping a clean home. There is another family living on the 2nd floor of this home and a family living in the basement. When I first moved in, I had a conversation with a neighbor who told me she had roaches in her basement apartment next door, she said since a new tenant moved upsatirs, she had roaches & she asked if I had them in my house and I said No. Anyway, last night around 3am, I came to the kitchen and saw a bug moving on the counter so I grabbed a napkin to kill it & when I did-2 other bugs ran (apparently 3 were sitting on the counter but I only noticed the one that moved)-luckily I killed all 3 of them and then I promptly sprayed Fantastic all over the counter and wiped it down but while I was still in the kitchen, another small one came running across the counter. I believe they may be coming from the unused dishwasher which is right below the counter where I spotted them and is old and I do not use it, it has spaces all around it where it sits in the cabinet area and when I first moved in & saw it, I decided not to use it since it looked very dirty and old and gross inside. I did however, spray the entire inside with Lysol and Fantastic to disinfect it, but other than that, I just keep it closed. So, I basically am asking for advice and resolutions. I would like to bring this to the attention of my landlord, I pay good money to rent here & he knows how clean I am, he has been in the house several times & it is OBVIOUS that these roaches are coming from elsewhere and not from me. Is he responsible for hiring an exterminator to rid this problem before it grows or is this not his responsibility? I don’t see why I should have to pay for something like that if I did not bring the roaches in here. Is there a way to tell where they are coming from? (I assume either the basement or upstairs tenants have them and they somehow wandered through something onto my floor-or could they possibly be coming from the neighbor who I already know has a roach problem?). Also-I looked up tips online to try to ward them off myself-but any low cost, easy to do tips would be greatly appreciated. I do have a child who is 13 and a dog so I need tips which would be safe to use for them as well. I want to nip this in the butt before the problem grows, if I was to find a roach in my cabinets with my food or anything like that, I would absolutely flip out ad feel like I needed to move, I just cannot live like this, it physically disgusts me, I need to take prompt actions to keep these pests out of here, figure out where they are coming from, prevent them from coming again and find out who is responsible if an exterminator/pest control person needs to be called. Thank you to all the HELPFUL responses, it will be hard choosing a BEST ANSWER since I think all of yo (except one) gave very helpful advice. BTW-to Sofa King-I spent half the day researching this myself online & yes-if one of my neigbors-upstairs or downstairs happens to be dirty-their roaches will wander in through the cracks in pipes & baseboards-in my entire life I have NEVER had roaches in my home & I am not kidding when I say that I am IMMACULATE-to the point of being anal-I sweep, mop, scrub & clean seveal times a day, my home is cleaner than anyone I know & I am pretty sure they came through the dishwasher which I have never used since moving in since it is disgusting inside (although I disinfected it-its a lost cause)-so anyway-I bought boric acid yesterday and put it in all the cracks around the dishwasher and behind the refrigerator & the cracks in walls under the sink where the plumbing pipes come out of. I wiped away all the excess with warm soapy water though since
I have a dog & it said it was very poisonous to dogs. I noticed someone said a cat would have to ingest 20lbs of it, so I am being too overly protective by wiping away all the excess because of my large dog? I would have liked to keep a fine powder sprinkled all along under the cabinets where there are cracks but was worried about my dog possibly sticking his nose under there. I hope this works. I spent 2 hours getting the powder into every crevice with a plastic knife-and I figured if I see one again-then I will tell the landlord that he needs to hire someone, I just wanted to try an immediate solution first rather than sit around and wait for any more to come in, I am the type of person who would RUN-even if it meant breaking my lease-if I ended up finding a roach problem in the house-like I said, I am VERY CLEAN and bugs & pests are just something I would refuse to live with, I don’t even let people wear shoes in my home or eat food or have drinks in any room other than the kitchen,

Help need my security deposit back-cant give 30 days notice?

I am living in a month to month apt in Long Island (NY). It is an illegal studio apt and I gave my landlord a security and first motnsh rent. Security was 775. I lived there for 6 mos and was just laid off last week. I got another job opportunity in Mass. and need to leave by August 1st. I have a receipt from my landlord for the security but when I asked her she said no because I didnt give her 30 days notice. But I heard that is just a courtesy and she has togive me my money back. Also, since there is no lease – should I threaten to report them with having an illegal apartment. I dont want to get ugly but I really need this security for my new apartment. PleAse help!

How would you deal with a landlord who broke all her promises?

My wife, 4 year old son and I moved into a 3 BR apt on Long Island, NY in May. Before we moved in, we had at least 5 conversations with our soon-to-be landlord about the reasons we were moving. We told her that the 2 main reasons we were moving was because:1. The other place was too noisy and 2. We wanted a place with a yard for our son to play in.

Before we moved in our landlord pointed out they were still doing some work on the downstairs 1 BR apt, so there might be noise on weekends, which we said was fine as long as they were done and gone by 7:30 PM.

1. We asked and reiterated 5 times that we do not want to live above someone with a kid of any age. We were promised over and over that she would only rent to a single person with no kids and no pets.

After 7 months of working on an apartment that was only supposed to be 1-2 months to work on, she finally rented out the space to a Single Mother with a 20 month old girl, and her boyfriend. The place is extremely noisy until at least midnight. The little girl runs around screaming, they slam doors, cabinets, drawers, etc… and the boyfriend screams at the top of his lungs. This was the biggest and most important promise made to us

2. They said the work on the downstairs apt and around the house would be done within 1-2 months. It is now going on 7 months. Also, even though we were promised that no workers would be there past 7:30, that has changed. They were even here hammering and banging away on Thanksgiving day for 7 hours!

We signed a 3 year lease, but we dont want to move. Our landlord pretty much has told us she doesnt care about the promises she made. It seems like she told us that just to get us in the door. Unfortuantely, I am trusting and usually take people for their word.

We cannot afford to move, nor do we want to because we like the school district. We pay our rent on time every month (sometimes a day or 2 early). We are quiet, respectful, clean, etc….but now our landlord has made us feel like we are the bad guys.

A lawyer suggested I send a certified letter with my complaints, but I dont know what good that would do…it doesnt seem like she cares.

Any advice?

Should I stay in my college town for the summer?

Here’s my situation.

I go to SUNY New Paltz (state university of NY) and I love it. This past semester I got an apartment with the intention of staying over the summer and working. Well, I haven’t been very successful in the job department despite applying all over town and into neighboring Poughkeepsie. To top it off many of my friends have gone home/are busy. While I’ve made some new friends, they’re all over 21 and I can’t go out with them (I’m 19). So I’ve been pretty bored and honestly.. lonely.

Both of my parents want me to come home (Long Island NY, about two hours from New Paltz). I pretty much have a job guaranteed so I can work and pay my bills from there (rent is taken care of, I’m paying for electric and cable/internet). But, I hate Long Island and my friends at home are sort of dirt bags heh.

My window of opportunity as far as a job goes shrinks as each day passes, but I don’t want to make a brash decision and then regret it. So what do you all think? Should I keep up the job search in New Paltz or go home?
